Why Getting Loan Preapproval Benefits The Buyer in San Diego Real Estate.

by Linda Ring 4. May 2012 12:28

· Save Time by Looking at the Right Homes
We are sending you automatic e-mail listings of available homes in San Diego, you can ask us to change the parameters to more tightly encompass the selection of homes that you are qualified to buy. This way, you'll save time by checking out homes you can actually afford to buy instead of falling in love with pie in the sky.

· Spend More Time Examining the Right Homes
By decreasing the inventory of homes throughout San Diego to those that fit your parameters, you can allot more time to thinking about all the little nuances each home has to offer. Lots of home buyers never move past the price point when sorting out their preferences, but now you can devote your energies to looking at the little things that matter to you most such as whether your SUV will pass through the overhead space in the garage or smash into the microbeam.Century 21 Award and Wells Frgo

· Gain Confidence & Avoid Disillusionment
Now when you find that perfect San Diego home, nobody can take it away from you by telling you that you do not qualify to buy it. You can minimize anxiety and remove last-minute loan surprises that could disqualify you. You'll sleep better at night knowing that the home you selected is yours. Moreover, you can tell your relatives and friends that the home you made an offer is definitely going to close and you will not "lose face" with anybody.

· Increase Bargaining & Negotiating Power
Sellers will be more likely to immediately accept your offer, even if that offer is for less than list price, because you are giving the seller peace of mind that her home is sold. She can take her home off the market and place it into pending status with confidence.

· Enjoy a Faster Closing Period
Because there is no window period while your loan application is processed, the San Diego lender can speed up the entire processing procedure. Appraisals can be ordered immediately. It's possible to shorten a 30-day closing to two or three weeks, which comes in handy if a seller needs to quickly move and can't decide which offer to accept. Yours will move to the front if you can accomplish the seller's need to quickly close.

Because mortgage approval is generally the longest contingency to satisfy in a purchase contract, it is to your advantage to obtain a preapproval letter as soon as you're ready to begin your search. Lenders will render a decision based on your complete loan application, employment verification and data from all three credit reports.

Our Body, The Universe Within Exhibit S.D. Fair. Century 21 Award and Wells Fargo Booth 4245.

by Linda Ring 3. May 2012 11:58

Our Body: The Universe Within is a fascinating, artful and educational exhibition consisting of actual human bodies and organs. Appropriate for all ages, this exhibit literally goes "under the skin," revealing the amazing mysteries of the human anatomy. Century 21 award

This new exhibit will be a daily attraction at Surfside Race Place . Admission is $7.00, not including Fair admission. Children 12 and younger are admitted free.

The bodies, specimens and organs have been preserved using a process known as polymer impregnation. Our Body: The Universe Within allows insight; giving everyone a true look at the inner workings of the extraordinary human body. As people enter the exhibit, they will have the opportunity to examine the human body as a whole. Continuing throughout the exhibit, the journey reveals each of the body's major systems.

This traveling science exhibit educationally and artfully displays approximately 200 organs, human bodies and other anatomical specimens that reveal an enlightening understanding of the human body. It allows people to learn about their own bodies and, ultimately, teaches them how to take better care of their health and make positive lifestyle choices. The exhibition enables them to see and understand the medical conditions friends and family members face in a whole new way.

Our Body: The Universe WithinThis unique method of preservation is a process in which the body's water and fat is replaced with reactive plastics. The polymer plastic is initially pliable, enabling the specimens to be placed in different life-like positions and then hardens after infusions. Organs are identical to their preservation state down to the microscopic level. Polymer impregnated specimens are completely dry and odorless.

It’s Time to Buy San Diego Real Estate, Big Time!

by Linda Ring 19. April 2012 15:34

If you've got the income. If you've got plenty of tenure on the job. If your credit is solid. If you can otherwise past muster at the mortgage loan desk. If it's cheaper for you to buy than it is to rent.

Yes, there are lots of "ifs," but it's one of the best times in America to buy a home. And it won't last forever!!!Call Us to Buy Your Next Home

• Be mortgage ready. If you haven't already, check your credit reports from the only federally-sanctioned source of free reports,  to make sure your credit is mortgage worthy. Don't get taken by sound-alike websites that offer you "free" credit reports that are only "free" after you buy a credit monitoring service.

Looking for a San Diego mortgage with weak credit could result in a higher than anticipated mortgage cost or no mortgage at all. Work with a homeownership advisor at Century 21 Award, Linda Ring and Terri Davids.

• Know all your costs. More than just a mortgage payment, homeownership comes with insurance, tax, utility, maintenance and transportation costs, among others. Include them in your budget to determine what is truly affordable.

• Know your mortgage. Fixed-rate mortgages (FRMs) offer payment certainty, while adjustable rate mortgages (ARMs) frequently provide lower initial monthly payments, but those low rates could rise considerably over time. Work with a trained homeownership advisor to help get the right mortgage loan.

• Hire good help. Get a licensed real estate agent from Century 21 Award Chula Vista, Linda and Terri who knows the market. It's easy to go digital and browse for housing. Actually going through the process and closing on a home without professional assistance is something else.

• Take your time. There may be some pressure to get in the San Diego market at today's affordable prices and low interest rates, but if you move too quickly that could be a mistake. Take the time to obtain a home inspection, learn the neighborhood, investigate the school district and buy only what you can truly afford, not a home based on the largest loan the lender will lend.

Don’t Get Locked Out of Your House. Tips from Century 21 Award and Wells Fargo.

by Linda Ring 17. March 2012 12:36

Sooner or later, almost everybody gets locked out of the house. You may think that getting locked out of the house won't happen to you, but just you wait. If you don't take Century 21 Award and Wells Fargopreventative measures against getting locked out, it could very well happen when you least expect it.

I never thought it would happen to me, but one day I lost my house keys. I pulled them out of my bag, and the ring holding my keys went flying, unnoticed. When I got home, I discovered that I was locked out. So, I hauled a ladder out of the garage and climbed it, hoping to crawl in the second floor window. The ladder wasn't high enough to reach the window ledge. In my infinite wisdom, I jumped up and flung my body through the open window head first. I could have killed myself. I don't recommend that anybody try this stupid solution.

How to Not Get Locked Out of the House

One thing you absolutely do not want to do is to leave a door or window unlocked as protection against getting locked out. Because if you know how to break in to your house, a burglar can easily discover that method, too. Always lock your doors and windows.

The secret to avoid getting locked out of the house is to make an extra set of keys, and make sure you have access to a spare key in the event you are locked out.

If you do not have an extra key, you may need to call a locksmith. Do not kick in the door because you may end up replacing the door jamb, door frame and your door, which is far more expensive than paying a locksmith. Ditto for breaking a window. Locksmiths are cheaper. Just in case, program a locksmith's phone number into your cell.

Good Places to Stash a House Key

You can't have too many house keys. First, it helps if all the locks in your home are keyed to one key. You can remove your door knobs and take them to a hardware store, do it yourself (if you know how) or call a locksmith to change all the locks so they unlock with the same key. Here are places to hide an extra key: San Diego Real Estate

  • Give an extra key to a friend, family member or neighbor whom you trust.
  • Buy a fake rock, put the key inside and hide the rock in the garden. Make sure the rock looks real because burglars know how to look for these.
  • Carry an extra key in a briefcase or, if you're a woman, your bag.
  • Install a wireless keypad on the outside of your garage and hide a key inside the garage. Bear in mind that in the event of a power failure, your garage door may not open.
  • Lock the key inside your electrical panel and lock the panel with a combination padlock.
  • Attach a heavy duty contractor's box to a gas pipe and put the key inside.
Bad Places to Stash a House Key

Many burglars prefer to enter homes through unlocked doors, but they rarely take the time to search for a key. Breaking a window is faster and more convenient for crooks. Still, that doesn't mean you should leave a key in a conspicuous spot where a burglar is likely to find it. Here are bad places to hide an extra key:

  • Under the mat. First place people look, not to mention, the wind might blow it off the steps.
  • Under a planter.
  • In the mailbox.
  • In your car's glove box.
  • Taped inside a gutter.
  • On a window ledge.
  • On your dog's collar.
  • In the lock itself.

Now of course, after I inflicted bodily harm by thrusting myself through my second-floor window, I found my house keys the following morning, lying on the floor of my office. That episode was the turning point for me, and now I will never get locked out of my house. Providing, I should add, if I can remember where I hid my extra key.
