 Part of the fun of coming to the Fair is renewing your memories of all your favorite foods, rides and exhibits. But it's always fun to experience something new! This year's theme is BOOTH 4245outer space, and we're planning all sorts of fun new things to see and do around that theme.

Our Theme Exhibit combines interactive things to do, with fun and educational things to see. This year, outer space is just so vast, we decided to have TWO theme exhibits! Click the link to find out all about them.

Beer Festival at San Diego Fair, Century 21 Award in Booth 4245

The 6th Annual San Diego International Beer Festival will be held on Friday, June 22nd through Sunday, June 24th, 2012 during the San Diego County Fair at the Del Mar Booth 4245 San Diego County FairFairgrounds. The San Diego International Beer Festival has become one of the largest in the country, and features more than 300 beers and counting from all around the world.

For one week only, April 7th - 13th, 2012, they will be launching a promotional online ticket pre-sale for the festival. Tickets purchased during the pre-sale will save festival goers $10.00 off regular ticket prices. Pre-sale tickets will be available online through www.Ticketmaster.com using the promo password “lager.” Tickets for the festival include admission to the San Diego County Fair, unlimited one-ounce samplings, and a souvenir tasting cups, and will be $48.00 after the presale.

In addition this year they will be offering a VIP experience in the Brewers Lounge. Patrons of the Brewers Lounge will receive a six ounce souvenir glass to be used for sampling in the lounge and on the floor. The area will include five craft beer stations exclusively for VIPs and five food stations with unlimited grazing for the first two hours of each session. Tickets for the Brewers Lounge are $90.00 per session and include fair admission and half-hour early admission to the International Beer Festival.

• Be mortgage ready. If you haven't already, check your credit reports from the only federally-sanctioned source of free reports,  to make sure your credit is mortgage worthy. Don't get taken by sound-alike websites that offer you "free" credit reports that are only "free" after you buy a credit monitoring service.

Looking for a San Diego mortgage with weak credit could result in a higher than anticipated mortgage cost or no mortgage at all. Work with a homeownership advisor at Century 21 Award, Linda Ring and Terri Davids.

10 Things to Know About Mortgage Debt Forgiveness.

Over the past several years, millions of homeowners have had billions of dollars in mortgage debt forgiven, either through foreclosure, refinancing or short sales. It's important for real estate professionals and homeowners to understand that mortgage debt forgiveness has significant tax consequences.

Here are 10 things the Internal Revenue Service says you should know about mortgage debt forgiveness:Short sale Experts Linda and Terri

1. Normally, when a lender forgives a debt -- that is, relieves the borrower from having to pay it back -- the amount of the debt is taxable income to the borrower. Thus, a homeowner who had $100,000 in mortgage debt forgiven through a short sale would have to pay income tax on that $100,000, as an example.

Fortunately, under the Mortgage Forgiveness Debt Relief Act of 2007, you may be able to exclude from your taxable income up to $2 million of debt forgiven on your principal residence from 2007 through 2012. This means you don't have to pay income tax on the forgiven debt.

2. The limit is $1 million for a married person filing a separate return.

3. You may exclude from your taxable income debt reduced through mortgage restructuring, as well as mortgage debt forgiven in a foreclosure.

4. To qualify, the debt must have been used to buy, build or substantially improve your principal residence and be secured by that residence.

5. The Mortgage Forgiveness Debt Relief Actapplies to home improvement mortgages you take out to substantially improve your principal residence -- that is, they also qualify for the exclusion.

6. Second or third mortgages you used for purposes other than home improvement -- for example, to pay off credit card debt -- do not qualify for the exclusion.

7. If you qualify, claim the special exclusion by filling out Form 982: Reduction of Tax Attributes Due to Discharge of Indebtedness, and attach it to your federal income tax return for the tax year in which the debt was forgiven.Linda and Terri Century 21 Awarrd

8. Debt forgiven on second homes, rental property, business property, credit cards or car loans does not qualify for the tax-relief provision. In some cases, however, other tax-relief provisions -- such as bankruptcy -- may be applicable. IRS Form 982 provides more details about these provisions.

9. If your debt is reduced or eliminated, you normally will receive a year-end statement, Form 1099-C: Cancellation of Debt, from your lender. By law, this form must show the amount of debt forgiven and the fair market value of any property foreclosed.

10. Examine the Form 1099-C carefully. Notify the lender immediately if any of the information shown is incorrect. You should pay particular attention to the amount of debt forgiven in Box 2 as well as the value listed for your home in Box 7.

The IRS has created a highly useful Interactive Tax Assistant on its website that you can use to determine if your canceled debt is taxable. The tax assistant tool takes you through a series of questions and provides you with responses to tax law questions.

Don’t Get Locked Out of Your House. Tips from Century 21 Award and Wells Fargo.

Sooner or later, almost everybody gets locked out of the house. You may think that getting locked out of the house won't happen to you, but just you wait. If you don't take Century 21 Award and Wells Fargopreventative measures against getting locked out, it could very well happen when you least expect it.

I never thought it would happen to me, but one day I lost my house keys. I pulled them out of my bag, and the ring holding my keys went flying, unnoticed. When I got home, I discovered that I was locked out. So, I hauled a ladder out of the garage and climbed it, hoping to crawl in the second floor window. The ladder wasn't high enough to reach the window ledge. In my infinite wisdom, I jumped up and flung my body through the open window head first. I could have killed myself. I don't recommend that anybody try this stupid solution.

How to Not Get Locked Out of the House

One thing you absolutely do not want to do is to leave a door or window unlocked as protection against getting locked out. Because if you know how to break in to your house, a burglar can easily discover that method, too. Always lock your doors and windows.

The secret to avoid getting locked out of the house is to make an extra set of keys, and make sure you have access to a spare key in the event you are locked out.

If you do not have an extra key, you may need to call a locksmith. Do not kick in the door because you may end up replacing the door jamb, door frame and your door, which is far more expensive than paying a locksmith. Ditto for breaking a window. Locksmiths are cheaper. Just in case, program a locksmith's phone number into your cell.

Good Places to Stash a House Key

You can't have too many house keys. First, it helps if all the locks in your home are keyed to one key. You can remove your door knobs and take them to a hardware store, do it yourself (if you know how) or call a locksmith to change all the locks so they unlock with the same key. Here are places to hide an extra key: San Diego Real Estate

  • Give an extra key to a friend, family member or neighbor whom you trust.
  • Buy a fake rock, put the key inside and hide the rock in the garden. Make sure the rock looks real because burglars know how to look for these.
  • Carry an extra key in a briefcase or, if you're a woman, your bag.
  • Install a wireless keypad on the outside of your garage and hide a key inside the garage. Bear in mind that in the event of a power failure, your garage door may not open.
  • Lock the key inside your electrical panel and lock the panel with a combination padlock.
  • Attach a heavy duty contractor's box to a gas pipe and put the key inside.
Bad Places to Stash a House Key

Many burglars prefer to enter homes through unlocked doors, but they rarely take the time to search for a key. Breaking a window is faster and more convenient for crooks. Still, that doesn't mean you should leave a key in a conspicuous spot where a burglar is likely to find it. Here are bad places to hide an extra key:

  • Under the mat. First place people look, not to mention, the wind might blow it off the steps.
  • Under a planter.
  • In the mailbox.
  • In your car's glove box.
  • Taped inside a gutter.
  • On a window ledge.
  • On your dog's collar.
  • In the lock itself.

Now of course, after I inflicted bodily harm by thrusting myself through my second-floor window, I found my house keys the following morning, lying on the floor of my office. That episode was the turning point for me, and now I will never get locked out of my house. Providing, I should add, if I can remember where I hid my extra key.
