Linda enjoys spending most of her free time working out in the gym or supporting different charities.  Linda has an overwhelming passion in helping animals of all kinds and supporting our military troops.  One of her most touching rescue stories was of 3 starving horses that she found while help rescuing people and animals during our last massive wildfire.  She was able to get food and medicine to the horses, it took months but they recovered.  When it comes to our troops, Linda is usually spearheading any program in support…she certainly appreciates and respects our men and women in uniform.

Terri and Linda are proud of their accomplishments in real estate and in their community work.  They have earned an enormous amount of real estate awards from “Quality Service” certificates to “Double Centurion” trophies within their vast 40 year career.  They both were honored by the United State of American Armed Forces for their support.  Terri and Linda were presented with an American flag that was flown in their honor in the Green Zone, Baghdad Iraq.  It was one of Terri and Linda’s proudest moments.

Best day to list San Diego Real Estate for sale: Friday

Sellers should list their home on a Friday for the best chance of selling it, according to San Diego Realtors, Terri Davids and Linda Ring of Century 21 Award EastlaSelling San Diego Real Estateke Chula Vista.

A company analyzed data for 1.2 million listings in 16 markets nationwide over the past 21 months. The brokerage found that of all listed homes in those 16 markets, those listed on a Friday were 12 percent more likely to sell within 90 days, and homes listed on a Thursday or Friday sold, on average, for slightly closer to list price: 94.4 percent compared with 93.9 percent when homes are listed on a Sunday or Monday. Put another way, that's a $1,000 difference on a $200,000 home.

Homes listed on a Friday were also 18.8 percent more likely to be toured by Realtors customers. Homes listed on a Sunday or Monday were the least likely to be toured.

Nine Options When Facing Foreclosure or Short Sale.

1. Do Nothing – If a homeowner does nothing, they most likely will lose their home at foreclosure auction. Loan applications generally ask if the applicant has ever been foreclosed upon. Credit reports also disclose this damaging information. Not the best option.

2. Payoff/Refinance – Completely paying off the entire loan amount plus any default amount and fees. Usually this is accomplished through a refinance of the debt. New debt is at a normally higher interest rate and there may be a prepayment penalty because of the recent default. 3. Reinstatement – Paying the entire default amount plus interest, attorney fees, late fees, taxes, missed payments and fees.

4. Loan Modification – Utilizing the existing mortgage company to refinance the debt or extend the terms of the loan. This may allow the homeowner to catch up at a more affordable level. To qualify, you must prove to the lender you have fixed the problem that caused the late payment.

5. Forbearance – Lender may be able to arrange a repayment plan based on the homeowner’s financial situation. The lender may even be able to provide a temporary payment reduction or suspension of payments. Information will be required from the lender to show that you are able to meet the new payment plan requirements.

6. Partial Claim – A loan from the lender for a 2nd loan to include back payments, costs and fees.

7. Deed in Lieu of Foreclosure – Give the property back to the bank instead of the bank foreclosing. Banks generally require the home be well maintained, all mortgage payment and taxes must be current. Most loan applications ask if this has ever happened.

8. Bankruptcy – This option can liquidate debt and/or allow more time. I can refer you to a qualified bankruptcy attorney.

* Chapter 7 (Liquidation) To completely settle personal debt.
* Chapter 13 (Wage Earner Plan) Payments are made toward a plan to pay off debts in 3-5 years.
* Chapter 11 (Business Reorganization) A business debt solution.

9. Sale – If the property has equity (money left over after all loans and monetary encumbrances are paid). The homeowner may sell the home without lender approval through a conventional home sale. In this case, the homeowner will get cash from the sale. On the other hand, a Short Sale, also known as a pre-foreclosure sale, can be negotiated with your lender by your Real Estate Professional if what is owed is MORE than the property’s value.

Not every market is struggling. The truth is that many desirable San Diego neighborhoods and zipcodes are still experiencing healthy inventory levels and conditions that promote multiple offers. As a home buyer buyer in these markets, how can you be competitive?San Diego Real estate Home Shopping

First, and perhaps most importantly, be ready to buy. Readiness is not impulsiveness, however. Before you begin your home search in San Diego, be clear on your objectives. This means knowing your budget (and how much wiggle room you really have), what amenities are must-haves, and what things you can do without. By having a clear plan of action, you'll know a good deal when you see it and won't hesitate to act. Many would-be buyers miss out on their dream home because of hesitation. They need "the night to think about it" or "to see a few more" before they make a decision. If the San Diego home is a good price and in a desirable location, one night could mean missing out on the house altogether.

To take the preparation stage one step further, be absolutely sure you are pre-qualified and pre-approved for a loan. Do this before you even set foot in seller's house. Why? You wouldn't be the first buyer you puts in an offer on their San Diego dream home, only to find out financing has fallen through. Lending is tight right now. It can be a tough market for selling a home in San Diego County., but those conditions can get even worse if sellers aren't careful. While a seller doesn't control the real estate market, their actions can significantly contribute to how long and how much their home is sold for in San Diego County.San Diego Real Estate Seller

Underestimating Cleaning Up: It may seem obvious, but I can tell you real estate agents everywhere are nodding their heads in agreement as they read this. Inviting potential buyers in to see an unkempt home is like going on a job interview without freshening up after you cleaned your garage. How can the employer notice your fantastic talents and skills if they're hidden underneath a sloppy exterior? How you show your home in San Diego County tells the buyer what type of care you, the seller, has put into it.

If you can't take the time to wipe the grime off the refrigerator doors, tidy up the kids' rooms, take out the messy diapers, put away the food, and take the dogs out of the house for a while, then you'll likely find buyers will quickly move on to the next home on their list.

Lingering During Showings: Yes, we all want to know how the open house or showing went, but hanging around during either of those events is not a good idea for San Diego real estate. Sellers who tend to linger during showings often make the buyers uncomfortable. Buyers like to have time to explore the home at their own pace and without feeling any pressure. Sometimes buyers want to sit on the porch or out in the backyard as they discuss the home's possibilities. And if buyers are willing to sit for a bit and talk about the home, that's a great sign. One potential land mine that FSBOs face is the flood of people popping in to see their home. It sounds great that there's so much traffic, but the problem is many times the people who pop into FSBO properties aren't actually qualified for a mortgage or may not be serious buyers. Instead they're just looking and satisfying their curiosity at your expense. Agents know to ask the right questions to make certain the lookers are truly potential home buyers.

Not interviewing agents: If you have kids, chances are you interviewed the nanny or babysitter.
